I’m looking to rent a room. Do you have any available?

No, we do not rent rooms individually. We rent apartments and houses to groups of students and friends. This is a shared accommodation, not a rooming house.

Although, sometimes some of our tenants are looking for a new roommate, so contact us and we’ll see what we can do 🙂

Who do I contact when I have a question about the house?

Who do I contact if something is broken or needs repair?

For maintenance, please email Kasha at kasha@ikrentals.com or call/text her at (613) 302-9593.

We will visit the property and assess whether repairs are required and whether they are due to damage/neglect or due to general wear and tear. We will inform you as to whether the tenant or the landlord is responsible for the cost to repair.

We are going home for the summer, can we sublet the house?

Yes, but keep in mind that you are still responsible for the rent. You pay us and the sublet pays you. Also, any damage done by your sublet is your responsibility and cost.

Can I put a lock on my bedroom door?

Locks of any kind on bedroom doors are PROHIBITED. Landlords have restrictions due to City of Ottawa by-laws and insurance policies, which prohibit locks from being installed.

Locks also pose a fire safety hazard should an individual need to escape a home in a hurry. During periodic inspections, any unauthorized locks on doors will be asked to be removed and repairs made to doors and jams are at the tenants’ expense.

If you are worried about theft, please exercise due diligence in whom you allow into your home and secure all values in a safe place.

Tenants are not allowed to do any alterations or improvements to the rental unit, including painting, nails or screws to the woodwork, walls or floors without Landlord’s permission.

Do the houses have fire alarms, smoke detectors, and CO2 detectors?

Yes! Each house’s fire alarms meet or exceed fire regulations standards. For added safety and protection, all of our properties fire alarms are hardwired, meaning they run off the electricity in the house and not a battery.

When a fire alarm goes off, look for the source of smoke or fire and either eliminate it AND/OR leave the premises immediately. Once the source of the smoke or fire has been eliminated, clear the air around the alarm.

DO NOT UNDER ANY CIRCUMSTANCES DISCONNECT THE FIRE ALARM AS IT IS ILLEGAL TO DO SO IN THE PROVINCE OF ONTARIO AND YOU WILL BE SUBJECT TO A FINE. 

The grass on our lawn is getting long, who cuts the grass?

As stated in the lease agreement, lawn care and snow removal are the tenants’ responsibility.

The lights aren’t working, who replaces the light bulbs?

If the light bulbs no longer work, it is the responsibility of the tenants to replace them. If you suspect there is an electrical problem, please contact us.

Can we throw a party?

This is your home now, you can invite your friends over. However, remember to keep the noise down and respect your neighbours 🙂

Any damage done to the property by your guests is your responsibility and you will have to pay for any and all repairs.

Any noise complaints from the neighbours or city by-law will result in eviction.

The toilet is clogged, what do I do?

A good plunger is always the cheapest way to go. If that doesn’t work. call a plumber and deal with them directly. A clogged toilet is a problem that emerges from neglect, and is not considered general wear and tear, so you are responsible in fixing it. Avoid keeping anything small near the toilet to will avoid the chances of something falling in. Remember, something as small as a golf ball will result in you having to replace the entire toilet.

I locked myself out of lost my keys, how do I get back into the house?

In the event you do get locked out, it is your responsibility to find a way to gain access without damaging the property. Either wait for a roommate to return or think ahead of time and leave a spare key with a neighbour. This is your responsibility and you are responsible for any costs to gain entry or for any damages incurred while gaining entry.
